Before you buy a property, what should you know?
There are some concepts that are good to know, as they will come up several times during the buying process, so it’s worth taking the time to get everything straight!
The concept of new build property:
New-build property is defined as housing that meets the housing conditions set out in the legislation and has a valid occupation or maintenance permit. These properties are usually purchased directly from the developer, who is also registered as the first owner in the land register.
What exactly is a building permit?
When someone wants to build on land they own, they must first apply for a building permit from the competent building authority. The basic requirement is to have a planning permission document for the building to be built. Although an optional construction plan can be drawn up, it is not a requirement for a building permit. If the authority approves the permit design and the building permit becomes legally valid, this provides a legal basis to start construction. The building permit itself is valid for four years.
What is the implementation plan?
A construction design document is a set of architectural and technical plans prepared by a qualified professional, such as an architect or engineer, in accordance with current building regulations. It represents a more detailed level than a permit design, as it covers the specific stages of construction, the way in which it is to be carried out and the technical requirements and specifications for carrying out the works.
